Everything was perfect. Stunning view from the swimming pool and from the room's window. Room was upgraded from studio to 1 bed room with fully-equiped kitchen (plates, cutlery, kettle). 3 minutes walk to very unique beach. Bus stop just in front of the hotel (you can take a ride to Coral Bay which is 2km away from the hotel). Very good breakfast. Very kind and helpful staff. It is possible to hire a bike. I will come back there for sure as soon as it is possible.

Great hard Bed, and the pool area was very clean. Very comfortable location and would return again.

Internet service is slow in the rooms, No problem in the main reception area. could do with a few more english tv channels. But not significant issues.

Location of the hotel is great. the bungalows are located on the hill in such a way that there is a beautiful view from each window. lots of different kinds of trees among the bungalows. the swimming pool is extraordinarily beautiful. definitely would love to stay there again

The location was very good. The view from the apartment was excellent. The swimming pool was excellent. The apartment was well equipped and very comfortable.

Comfortable beds, clean and smartly furnished room with excellent services 24/7. Breakfast is all-you-can-eat full english plus fresh fruit, cereals, yoghurts etc. simply all you can imagine for a breakfast. Not mentioning great coffe and hot chocolate they´ve got. We are indeed happy and more than satisfied and will be looking forward for coming again as soon as possible ;)

the Staff is very friendly, especially Carlos and Eric!! The apartment is nice and comfortable with terrace with bay view, the bathroom is big in enough. In the hotel we can find a various breakfast, and a good swimmingpool.

The hotel is not really much near to Paphos DT and beach areas also,but if you haven't car, you can get the bus every 20 minutes.

Everything was great. The room was very clean also the bet and bathroom. The pool is in great place and very clean with excellent sea view. The staff was very friendly and helpful.

The pool is smaller than that shown in the pictures. Also, the sea is not good at all to enter through because it is a very, very, VERY small beach with enough dirt.

We would definitely recommend this hotel. This is a high standard, really attractive, well located place to stay; we loved it. Don't be put off by the term "studio" - ours was a great size with big bathroom, lounge with 2 sofas, 2 flatscreen TVs, kitchenette and big double bedroom. Staff were friendly and helpful. Everywhere is clean and the pool is lovely with fantastic views (although may be packed out during peak season). It's on a bus route with easy, quick & cheap access to Paphos Harbour and Coral Beach. All in all - fantastic!

I chose this hotel having filtered by "beach/seaside". It's not. If you're looking for a decent beach within a few minutes walk then this isn't for you. However, if you want to stay somewhere lovely that's a cut above other Paphos hotels and are prepared to catch a bus (<10mins to Coral Bay or 15mins to Paphos Harbour) or brave the heat for a walk then it's ideal.

We stayed there for 5 days in June, had a seaview apartment which was absolutely amazing, huge living room, comfortable bedroom, satellite TV, well equipped kitchen (toaster, grill machine, frigde, plates, cutleries, glasses etc.). Nice garden and swimming pool area, amazing view from garden to the sea. Beach is walking distance but still the hotel is quiet, really great place for a romantic holiday, would recommend to anyone who wants to have a perfect home during his stay

The hotel was perfect for us with our 4 year old. The pool was a good size, although a little cold, with a baby pool on the side. The views are out of this world. The apt was a perfect size and very clean. It really is family friendly.

Very nice, clean studio apartments, well equipped kitchen for simple cooking, great view from the balcony, staff very helpful and friendly. The bus goes frequently to Paphos, there's a supermarket 300 meters away with food, souvenirs etc. The rooms are spacey and comfortable - beds were good as well. Food was ok - usually some meat stews, boiled veggs, rice, potatoes etc, fresh salads , fruits and some sweets. Definitely not restaurant quality food and I was missing seafood and fish (fish when appeared , was so overcooked and tasteless I just gave up) - but at the end you will always find something and will not go hungry. I would rather go for self catering the next time. Great thing is the pool with seaview and the landscapes. The beach is only 400 m away - however very very small - its like a mini bay and not open sea

The towels were very shabby, old and almost grey in color , looked as if dirty NO WIFI in the rooms! Breakfasts basic if not disappointing. you will be more happy if you are a Russian speaker as everyone spoke in Russian to me all the time which was amusing in the beginning but soon became annoying, as I dont speak that language at all and I didnt feel like explaining this to the same staff every single day.

The Theo sunset is in a great location and good value for money. Transportation links are easy using the local bus service. The staff at Theo sunset are excellent; in particular the bar staff. There is a small spa on site, which is excellent and reasonably priced. We enjoyed ourselves so much that we are considering returning with a larger family group later in 2013.

The room was perfect, had everything you would need, topped off by wonderful sea view! Lovely big pool that looks onto sea, with indoor pool & massage area, and outdoor restaurant with perfect sunset viewing.

Not really a complaint as such but staff weren't as friendly as other apartments during our stay, but I think more to do that other apts were excellent & family run, were as this bigger so less personal service, but wouldn't hesitate for a minute to rebook!

Staff were very friendly, location was excellent. Plenty of room at the pool. Minimart was cheap and good value. Good restaurants in Pathos and Coral Bay.

Buffet breakfast wasn't good value. Mattress was uncomfortable, the staff did what they could to add extra padding, but it was still lumpy and uneven.

Everything was great!! We didnt need to go out of the hotel, because it had it all: a grocery store, a nice cafe with a great view, an indoor swimming pool, a nice path next to the beach to walk. The room had a lovely view. It was super clean, tidy, and well equiped as an appartment. The staff were really helpful and kind. I really enjoyed my long weekend. Highly recommended!!!!

I have being in more than 100+ hotels in the last few years and I must admit that Theo was one of the best places I have been. Its position gives you easy access to the main City and also you can easily go to Coral Bay. Also Golf resorts, zoo and other facilities are really close to it. Althought it was a last minute reservation, we did the reservation at 23:30 the day before we go, all rooms were ready even before check in time. I surely recommend it both to couples or families with kids. My friends had also 2 kids with them.

The off season room rates were highly affordable. The rooms were spacious and in good order. The general facilities were decent.

The staff were a bit snotty at times. The restaurant was closed by 9pm, and was illuminated with fluorescent blue light. The breakfast was very average.

Great pool with nice view. Good chef in the kitching - nice food.

Staff in bar was too slow cca 15 min waiting for the order. They did not fix the fridge duringh our whole stay even we asked for it after first night. It was very unconfortable cause was cca 38 °C. You have to use the bus or rent the car if you want to go somewhere to the beach or town. Is is far. Ticket for bus per day is 5 EUR. The beach close to the hotel is dirty, you have to go to Coral Bay.

Receptionists extremely rude with no customer care skills. booking was not recognised by reception, room took over 1 hour to be ready. Basic room, dirty,thin,grey towels, we showered with our own beach towels. Out of all staff only one bar lady smiled.

The main section was nice, the pool area was clean and tidy, the staff seemed friendly enough.

We were upgraded to a "villa" from 2 rooms, which was supposed to be a significant upgrade; however the villa we had seemed to be not very well used this summer. It was very clean, but musty. The pool was dirty and the garden area unkempt. On the last day we had a problem with ants, but as were only there 2 night's we didnt complain.

The apartment has a nice access to the beach.

The apartment is not attached to the hotel. It is 350 meters away. The Towels are dirty. I had to buy my own. I will give it 2 to 3 stars only. I dont recommend

Size of room.

Poor noisy air conditioning. No hot water first day but they got it working. Fridge making a unpleasent noise which got fixed. Blond Russion reception staff a bit blunt and rude when I told them I could not find my room key. £30 charge for lost key. They do not give duplicate but you need to be let in each time you go out again. Crazy! Luckily I found it.

room was large and spacious, room clean and full kitchen utensils.

room was cold and no hot water for whole 3 days, only 1 cooker top worked and fridge was a freezer. We went to the indoor pool 3 times and doors locked with no staff, evening meals start at 630pm which is too late for young children.

it is near coral bay and to papho's centre

The room was not clean especially the toillets.Into the toillete were feces from previous travellers. When i asked them to come and clean they told me that they did not have cleaners after midday so the receptionist came to clean.Also the tv was so small that we could not hear and see anything. The bed's sheets were dirty and you couldn't sleep because the bed was old and very uncomfortable. It was the worst place i 've ever been to my hole life and i don't reccomend it to anyone.
